Construction Process

The AG Builders team is passionate about conveying a sensitivity to the environment, as well as being attentive to the needs and desires of each resident. The firm strives to create dwellings that beat with the heartbeat of each individual client. To that end, AG places a high priority on the planning phase, which allows the team to understand their clients’ specific desires and craft a home that meets those needs.

PHASE ONE

CHOOSING YOUR HOMESITE

If you have not yet purchased the property for your new home, you may want to consider one of our carefully selected properties, or AG Builders can assist you in acquiring a suitable property. We can also advise you with regard to understanding the potential soil considerations and the solutions that are needed to proceed.

ORDER A LOT SURVEY

AG Builders will order a lot survey that will determine the locations of easements, trees, topography, power poles, floodplain, building set back lines, and street locations. This is a tool that the architect and AG Builders will use to design your home. Our firm believes that the design of a home must compliment the site without sacrificing trees and/or topography.

MEET WITH APPROVED ARCHITECTS

AG Builders has worked with many well-known architects in the Dallas-Fort Worth area. We are committed to work with you and the architect to assist you in the design phase of your home. We can work with you and your architect to establish a “master list” of your needs and expectations for the function and style of your home.  We recommend that you start collecting pictures and floor plans of homes in a pictorial journal that will be a tool to communicate your building and design expectations.

PRELIMINARY DESIGN

The architect will prepare preliminary floor plans and elevations for your review. During this process, finish materials will be identified and discussed so that a detailed set of specifications and accurate budget may be developed.

CONSTRUCTION CONTRACT

Upon approval of the plan specifications and budget, a construction contract between the Buyer and AG Builders will be drafted. The architect will be authorized to proceed with final construction plans and engineering.

PHASE TWO

SITE PREP

AG Builders will prepare the site for construction including removal of any existing structures and preparing the grade for proper drainage.

APPLY FOR PERMIT

AG Builders will take two full sets of plans to the city and apply for the building permit. The timeframe to receive a building permit is 1 – 2 weeks. Upon the city releasing the permit, construction of your new home will commence.

YOUR PERSONAL STYLE

We encourage the homeowner to collect photographs of front elevations, window details, architectural designs, landscaping, etc. will make selections much easier as we move forward.

PHASE THREE

SELECTION OF FINISH MATERIALS

AG Builders will prepare a construction schedule and a product list identifying all materials and equipment to be included in the home with a timetable for ordering. We will work closely with you to expedite your material selections in a timely manner.

SELECT BRICK, CAST STONE, STONE, AND STUCCO

We emphasize selecting quickly or we may experience a delay in receiving materials from vendors.

SET FORMS

While the above selections are being made, the framing crew will be setting the forms for your new home. Forms are defined as the outline of the foundation.

PIERS

Our concrete company will stake in the location of the foundation piers per the engineered plans.

PLUMBING ROUGH

The plumber will lay out the piping for water supply and for ventilation and sewer.

PRE POUR ELECTRICAL

Prior to pouring the foundation, the electrician will run conduit for floor plugs and islands.

PHASE FOUR

BACKOUT SLAB

Concrete company will construct steel reinforced beams for the foundation per the engineered plans.

PRE-POUR INSPECTION

The engineer will visit the project to inspect the foundation to ensure that it is designed per the engineered drawings. The plumber will return to re-measure all the plumbing stacks to ensure that they are inside the walls and in the correct locations. The electrician will return to ensure that the “under” foundation electrical is in the correct location.

POUR FOUNDATION

AG Builders will pour the foundation as designed and approved by the registered engineer.

FRAMING

The framer will start framing the home.

INSTALL EXTERIOR DOORS

For the purpose of site security we will install the exterior doors prior to bricking the home.

INSTALL WINDOWS

Upon delivery, the framer will install the windows.

INSTALL FRONT DOOR JAM

Front door jamb will be installed.

INSTALL FIREBOXES

Fireplaces will be installed.

INSTALL ROOF

Roofer will be scheduled to install the roof according to the homeowner’s selection.

PHASE FIVE

HVAC INSTALLATION

Heat, ventilation, and air conditioning systems will be installed.

PLUMBING TOP OUT

The plumber will run the PVC vent stacks up through the roof.

INSTALL VENTS

The vents for the cook top, bathroom exhaust fans and dryers will be installed.

SET TUBS AND VALVES

The plumber will install the plumbing valves and the bathtubs. There should be no plumbing changes after this stage. Any change will require additional expense.

ELECTRICAL WALK

AG Builders and the client will walk the home along with the electrician and place the electrical switches throughout the home.  If the client has employed an audio visual specialist, they should be present at this meeting.

INSTALL GAS

The plumber will install the gas outlets for the cook top, dryer, fireplaces, lights, HVAC, outdoor living and any other gas accessories.

SECURITY ROUGH AND CENTRAL VACUUM ROUGH

After the electrical and HVAC has been installed, AG Builders will oversee the installation of the security system and central vacuum.

SURROUND SOUND AND DATA ROUGH IN

Audio/video company will install the surround sound and the data lines for your in-home networking.

PHASE SIX

POLY-SEAL

The insulation subcontractor will poly-seal the home for maximum energy efficiency.

BRICK, STUCCO, OR STONE

AG Builders will install the material(s) specified per the design.

INSULATION

The home will be insulated in accordance with the approved specifications.

SHEETROCK

AG Builders will install the sheetrock.

TEXTURE FINAL SELECTION

AG Builders will apply texture samples for your approval.

TAPE BED AND TEXTURE

AG Builders will apply the approved texture.

PHASE SEVEN

APPROVE CABINET AND TRIM DRAWINGS

AG Builders will provide cabinet and trim drawings for your approval per the trim and cabinet walk through meeting

TRIM SELECTION – FINAL

Trim details are handled in the initial design phase.  A trim walk will be scheduled to ensure that the selected trim package meets your expectations.

CABINET SPECIFICATIONS -FINAL

Cabinet designs are determined in the initial design phase. The cabinet walk happens in conjunction with the trim walk. AG Builders will provide a cabinet designs on site for approval. Cabinets are custom milled on the job site to ensure a proper and seamless fit.

The wood floors will be installed in the designated areas according to the plan.

INSTALL CABINETS

Install cabinets per the approved drawings and specifications.

GRANITE TOP TEMPLATES

The countertop installer will make templates of each countertop.

TRIM HOUSE

Install the interior trim in the home.

INSTALL TILE, GRANITE, MARBLE AND FLOORS

Install the hard surfaces in the home to include floors, showers, tub surrounds, backsplashes, accents, etc.

INSTALL STAIR PACKAGE

AG Builders will design, fabricate and install your staircase.

PHASE EIGHT

INSTALL FLATWORK

Install the driveway and lead walk with the material of your choice. The choices are plentiful… stained concrete, patterned concrete, stone, salt finish, aggregate, pavers, and many more.

STAIN

Stain all areas prior to painting.

PAINT

Paint all areas.

INSTALL GRANITE COUNTERTOPS

Install countertops as specified per the selections.

SET HVAC UNITS

Install the exterior units for the home.

PHASE NINE

SECURITY TRIM

Install the security keypads as well as activate operable windows and doors.

ELECTRICAL TRIM

Install plugs, cans, switches and decorative fixtures.

PLUMBING TRIM

Install plumbing fixtures.

WALLPAPER

Install wallpaper.

STAIN FLOORS

Stain hardwood floors throughout the home.

MIRRORS AND GLASS

Install glass showers as well as mirrors.

HARDWARE

Install decorative hardware.

SPECIAL PAINT

Complete special paint selections on all selected cabinetry, walls, columns, fixtures, etc.

CARPET

Install carpet.

PHASE TEN

SPRINKLER

Install sprinkler system per the landscaper’s plan.

LANDSCAPE

Install approved landscape plan.

PUNCH-OUT LIST

Walk house with homeowner to inspect the home for any imperfections to be fixed before occupancy.

FINAL CLEAN & FINAL COAT

The home will be cleaned prior to move-in and the final coat of urethane will be applied to the wood floors.
